    Default Factories?

    has anyone got any experience in building or investing in factories in industrial areas? A friend of mine wants to get into this business with me but we arent sure on it at all..

    Can anyone point me in the right direction about what to look out for?

    I was looking into this for a few reasons. The main reason being that there is basically no maintenance > or very little in some cases.
    The only problems I have found are that factory prices can be very very expensive and there you really need to find a good area where you are going to be tenanted. Some factories sit in wait for a long time between tenants and this all comes out of your pocket.

    Yea top point Brett, it's a great investment if you can secure a tenant prior or during build.

    Also, if you have some contacts it's not actually that hard to build your own factory, or at least source materials at low prices. The cost to build is nothing like a house thats for sure.

    What type of factory will it be? I'm guessing some type of assembling plant or something?

    Not really sure what sort of factory at this stage, ideally that would be up to the tenant, we just want to provide the structure, and the services..

    So ideally it would just be an empty factory that the tenant can use for any function.
